Absolutely no smoking allowed in the room or on the balcony!  Any sign of smoking will result in forfeiture of deposit.

Initial Reservation Payment:

Reservations are on a first-come, first-served basis. An initial payment must be submitted before the desired rental period is secured. The balance of your total rental payment must be received no later than 30 days prior to check-in date.  Reservations made within 30 days of arrival require 100% payment.

Refundable Damage deposit:

A Damage  deposit may be required (dependent on property) for possible property damage, excessive cleaning, missing property items, intentional, willful damage or gross negligence and any non-compliance of rental policies. Upon your departure, our team of maintenance personnel will carefully inspect the unit. If there are no damages or loss of property items, a full refund of the deposit within 30 days of your departure will be mailed to the address provided.  Please Report any breakage or damage upon arrival or occurrence while occupying the property.

Cancellation:

Any cancellation must be communicated immediately to the owners in writing. If cancellation is made prior to 30 days of arrival, all advance payments are refundable minus  50% of any payments made for administrative fee. No refunds will be made for notifications after 30 days prior to arrival.

Weather-related Evacuations: If a mandatory evacuation is ordered that includes the property and the guests comply with the order, guest is entitled to a refund of the prorated rent for each night that the guest is unable to occupy the property because of the order.

Occupancy:

We strive to maintain a clean and quiet atmosphere for the enjoyment of our guests and others in the resort. We rent only to small families and responsible adults 25 years of age or older. There may be changes to the home's decor or furnishings upon your arrival as we continually strive to upkeep our properties. This is a NON-SMOKING property and absolutely NO PETS are allowed. Any false statements with regard to renter’s age, group size, smoking status, and pets will nullify the rental agreement and subject to eviction without refund. No loud parties are allowed and noise must be kept to a minimum after 9 PM. All guests must obey the Resort rules and regulations. We may evict any guest at any time if these rules are not observed, and reserve the right to make unannounced inspections.

Cleaning Service & Condo Supplies:

daily cleaning is only available upon request for an additional charge  per service.   Due to individual guest preferences, personal toiletries such as bath soaps, shampoos, detergents, and bathroom tissues are not provided; but there are nearby convenient stores less than 2 miles from each resort

Telephone Service:

All local calls are free. Any unpaid long distance calls upon departure are subjected to a $50.00 administrative fee plus the cost of the calls.

Disclosures:

The owners will not be responsible for any theft or accidents occurring within the property or resort premise. Items that are issued to guests during their stay (keys, passes, etc.) must be returned or a replacement charge will be deducted from the deposit.
