Why are your rates so much lower than those available from the on-site management companies?
As direct owners, we take great pride in self-managing all of our properties. And in doing so, we do not have to pay the high management fees typically charged by the on-site programs. The difference is that our guests will receive a tremendous saving over the on-site rental rates, while often receiving a much more personalized treatment directly from the owners. The results are significant savings that are passed directly to our guests. We believe in offering our condominiums at the most affordable rates, for the simple reward of knowing that our vacation homes play a vital role in creating that priceless experience for those who choose to stay with us.
Are there any hidden fees I should be worried about?
We do not believe in nickel-and-dime our guests with unexpected charges upon checking out. There are no charges for local calls, no charges for linens or towels, and certainly no charges for usage of the resort amenities. The quoted rates you receive from us are honest and upfront, so you can truly indulge yourself in your vacation.
Am I allowed to use the resort amenities while renting from you?
Absolutely! You are fully entitled to all resort amenities. If there are any fees not included with your quote, we will tell you. The difference is that our guests will receive a tremendous saving over the on-site rental rates, while often receiving a much more personalized treatment directly from the owners.
Are there kitchen and bathroom supplies in the properties?
Our vacation homes are stocked with the basic kitchen utensils, dishes, and cookware. However, due to the widely varied preferences of our renters, other items such as cooking condiments, snacks, and dishwashing detergents are the individual's responsibilities. Likewise, bathroom soaps, shampoos, tissue paper, and other personal toiletries are not included. If you forgot to pack such items or do not wish to bring along, the resort's on-site gift shop may have these items, or there are many convenience, grocery, and large discount stores scattered throughout the Grand Strand.
What happens if I encounter a maintenance issue during my stay?
Although our primary residence is over 150 miles from Myrtle Beach, we have a team of maintenance and cleaning personnel who reside locally in Myrtle Beach, and thus can quickly respond to any service requests as they arise. Please let us know and we will respond as soon as possible.
What are the owner's expectations of the guests?
As owners, we continuously strive to treat our guests with the utmost respect and trust. In return, we expect each of our guests to treat the vacation homes as if they were their own. We trust that our guests will be responsible at all times and obey the Resort's rules and regulations. More importantly, we expect our guests to comply with the terms of the rental agreement, since falsification and/or noncompliance will result in immediate eviction.
Why do you need a damage security deposit?
We are direct owners and family run.We do not take your credit card number like a large rental company, so we have no means to pay for damages other than a damage deposit. We require a damge deposit to cover any property damage, excessive cleaning, missing property items, intentional damage, gross negligence, or non-compliance of rental policies. We have a system in place such that the properties will be carefully checked and inventoried before and after your stay. It is in our guests' best interest to report any damages or missing items as soon as they are found.
When can I expect a refund of the damage security deposit?
Following your departure, a team of housekeeping personnel will inspect the property. If the property is damage free and all inventory remains, a full refund will be issued within 30 days. Conversely, any damages to the unit or missing items found will be deducted accordingly from the rental deposit.
What are check-in and check-out times?
Our properties generally have a check-in time of 4:00 pm and check-out time of 11:00 am. Although special requests may be honored as conditions permit, we expect our guests to adhere to the times indicated so that our supporting team can effectively perform their duties in preparation for the next renter.
Where do I get the keys to the properties?
For most of our properties, you may simply proceed directly to the unit and enter with the access code that we will provide prior to the arrival date. There is no need to report to the front desk. Please check your pre-arrival information for additional check-in details and instructions.
